New shop for Middletownink

After looking for the past year at different spaces, getting approval from the zoning board and petitioning the Mayor and Council to allow us to conduct business within town limits we were finally approved. We signed the first place we looked at when we started a little over a year ago. We will be doubling the size of the shop to 4200sqft, 500sqft office.  Move in date April 1 (hope April fools day is not an omen) if they can finish the build out by then. The best part our name will now be correct, no more Middletownink in Townsend. Finally a shop with some room, good electric and gas service and no dividing wall between the two shops.

Awesome! Make sure you take and post plenty of pics. We are looking into moving real soon but our idea is to have a full on 4-5 thousand sq ft retail space and 2500 for warehouse. Zoning I'm sure will be an issue. How easy or hard was it working with your city and the zoning department?

We are in a small town, everybody knows everybody. It was more of a formality, just a PIA. Had to submit the paper work in December for the zoning board meeting in January. They approved our business so we had to wait until today for the Mayors meeting. More of a hurry up and wait deal.

Just went through all that. $650 just to apply for a zoning change, but it all went through with no problems. Of course it took 2 months in total.

Just had a fun day with building inspectors, but got it all worked out in the end. Reno's continue tomorrow...

Moves are a great way to get a new beginning. You get to do some things you wished you did last time, along with leaving the things that didn't work so well. Hows your water and drainage setup?

Moves are a great way to get a new beginning. You get to do some things you wished you did last time, along with leaving the things that didn't work so well. Hows your water and drainage setup?

We laid it out so the wash out would be next to one of the restrooms. They are placing a 40 gallon hot water heater above the restroom and dropping a set of hot and cold water lines for me to attach to. There will also be a large wash tub there. The drain will be a 3" riser out of the floor dedicated to the wash out. I use a sediment box, series of filters and pump to discharge the wash out so this will be perfect. All copper water lines and PVC drains.

When we decided on the building I took an old sheet of formica I had laying around and cut it out to scale, the floor space. Then with some plastic scraps from sign jobs cut to scale our major equipment, even stuff we would like to get in the future. I drew in permant parts like doors, windows and columns. We then used it lay out where equipment would go and how the flow would work. Still playing with the model but getting closer.

It's been controlled insanity for the past 2 1/2 weeks moving while still maintaining production but we are in our new home. Not completely settled in yet but back up to 100% capacity even though there are still those "where the freak did I put that" moments.

Geez I wish I had that height in my shop, I'd be bolting in some mezzanine pronto. We just went from 1000 - 3000sg/ft and are already full. Damn good deals to be had on equipment these days... I have to stop buying stuff 

We got moved in and 3/4 set up and have been hair-straight-back ever since. I'm still getting used to having to take more than 5 steps to get anywhere in the shop.
