Brandt you are so right we've paid enough to own the building we are in but they won't sell it, so we keep paying rent into thin air

There are times when owing is Keen and times when renting trumps owning, depends where you are at in life and what your goals are.

Yup, 50 grand for a new roof on ours last summer. I try not to think about the shop toys I could have gotten.

Our roof was $18k...we did a silicone coating.  It's helped a ton with the heat in the warehouse and the AC in the office.

Full rubber roof. Pricey, but I'll never have to worry about it in my lifetime. :-)

Ours has a 10 year warranty parts and labor...at the end of that we can have a thinner amount reapplied and get the full 10 years again...it's a no brainer.

Nice! How big is it can I ask?

I am literally in the middle of deciding to maybe moving(and hopefully find someone to sell it to) out of our building I own and into a rented space. Really kind of foreign to me as I have never really rented before. But we need the space and anything remotely close to decent sq footage around us here is easily over 1mil...

Mine is 8500 sq ft.  with a back lot that I can expand into.  Doing a new TPO roof and replacing lots of rafters as we speak.  70 grand!  But then its good for 30 years.  Its a old historical building. 2 story brick that I am converting into 1 story with tall ceilings.  New everything, only thing we are keeping are the 4 brick walls.  Total gut.

Congrats! Depending on your season of life it can be the greatest investment. I have owned my building now for 7 years, wouldn’t have it any other way!  My building is in need of a new roof so I’m going to take the opportunity and build a second story making way for the growth I project over the next decade.  Fun stuff!
